The biomat is a normal, useful layer: it is what does the final filtering. It only becomes the problem when it seals the trench completely. Everything a homeowner can actually see happens in the last few months of a process that has been running for years, which is why "it failed suddenly" is almost never true.

Repairable, or not

Usually repairable

Pumps, floats, alarms, compressors, control panels, blocked or broken pipe runs, crushed lines, blocked spray heads, a failed distribution box, and a tank that needs pumping. These are components, and components get replaced.

Usually not

A drainfield that has sealed with biomat has reached the end of its working life, and there is no additive, treatment or machine that reverses it. What follows is a new field, which needs somewhere to go, which needs an evaluation, which brings you back to the start of the permit process. That is why a failing field is a planning problem rather than a repair.

Be sceptical of

Anything sold as a product that will restore a failed drainfield. If it worked, it would be in the rules, and it is not.

What makes fields fail early

  • Never pumping the tank, so solids carry over and blind the field
  • Hydraulic overload: more water than the design allowed for
  • Surface and roof water directed onto the field
  • Driving or parking on it
  • Roots
  • Being undersized for the house in the first place
